Cabin

Cabins tend to be located in rural settings. Older cabins can be fairly primitive, with simple designs of large wooden logs, and they often have porches for enjoying the outdoors, along with fireplaces for cooler weather. However, cabins aren’t all rustic, moderately priced properties. There are also luxury cabins in high-end ski towns and remote destinations. While a cabin can be a permanent place to call home, many residents use cabins as second homes or vacation getaways. Their location tends to offer easier access to recreational outdoor activities such as fishing, hunting and hiking.

Modern farmhouse

The modern farmhouse style reigns most popular in 42 states in the U.S., mainly in the Northwest, East and Southeast states, according to a recent survey of 5,000-plus Americans by Homes.com. Respondents said they were drawn to the modern farmhouse look because the style is “aesthetically pleasing but not boring.” Other characteristics of this style include clean lines and cozy elements, and a family-friendly size and scale.

Land/Lots

In real estate, a lot is a piece of land, or parcel, owned by one or more people or organizations. When these lots are adjacent to each other, they’re considered contiguous. Commercial developers often develop on contiguous lots in order to create a single large complex.

Often, a lot is worth more than the structures on it. Some investors acquire these properties and demolish the old structures in order to put up new, more valuable structures. A structure on a lot will be designated for principle use, making any buildings on contiguous lots accessories to the principle building.

Various states and local authorities have regulations governing the development of contiguous lots. All lots in the parcel can be developed on, but how a parcel is defined depends on local laws. For instance, the properties have to be rezoned for the intended use. Likewise, the developer should work with the planning department to ensure that the intended structure meets all applicable regulations.
